  Requirements for the Sublease of an Apartment
Listed below you will find the documents required for the sublease of an apartment at the Royal York:


 
  1. Completed application form.
  2. Copy of the executed Sublease Agreement.
  3. Executed Rider to Sublease Agreement .
  4. Personal Financial Statement with verification of all assets.
  5. Two (2) most recent years Income Tax Returns including all schedules and W-2 Forms.
  6. If there is a mortgage on the apartment to be subleased, written consent from the lending institution must be provided in writing.
  7. References:
    1. Letter from current employer stating position held, length of employment and current salary. If self-employed or retired submit a letter from a CPA verifying annual income.
    2. Letter from current landlord stating length of occupancy and promptness of payment.If a homeowner a letter stating the same.
    3. Three (3) personal reference letters.

  8. Forms:
    1. Window Gaurd Rider
    2. Resident Information Sheet
    3. Notification of legal mailing address
    4. Corporation's Designation of Occupant (if applicable)
    5. Credit Authorization
    6. No Pets Waiver
    7. Carpet Rules
    8. Acknowledgement of House Rules
    9. Acknowledgement of Move-In/Out Procedures
    10. Lead Paint

  9. Fees:
    1. Check in the amount of $300 payable to Goodstein Management Inc. for processing the application. This check must be submitted with the sublease package. (Non Refundable)
    2. Credit Check in the amount of $172.00 for an individual and $197.00 for a married couple. Payable to Goodstein Management Inc. This check must be submitted with the sublease package. *
    3. Move-In/Out Deposit in the amount of $500.00 must be submitted with the sublet application payable to Royal York Owners Corp. This check is refundable after move in/out is completed and inspection is made.
    4. Move-In/Out Fee in the amount of $500.00. Check must be submitted with the sublet application payable to Royal York Owners Corp. (Non-Refundable)
    5. $55 Messenger Fee payable to Goodstein Management Inc.
    6. Broker Fee

  PLEASE NOTE THAT YOU MUST CONTACT THE SUPER AT THE BUILDING TO MAKE ARRANGEMENTS FOR A MOVE-IN/OUT DATE. PLEASE CALL AT LEAST TWO WEEKS PRIOR TO THE ANTICIPATED DATE.

  * THE FEE FOR CREDIT REPORT INCLUDES THE STANDARD CREDIT REPORT AS WELL AS A CRIMINAL BACKGROUND SEARCH FOR ALL APPLICANTS.
