Requirements for the Sublease of an Apartment
Listed below you will find the documents required for the sublease
of an apartment at the Royal York:

|
- Completed application form.
- Copy of the executed Sublease Agreement.
- Executed Rider to Sublease Agreement .
- Personal Financial Statement with verification of all assets.
- Two (2) most recent years Income Tax Returns including all schedules and W-2 Forms.
- If there is a mortgage on the apartment to be subleased, written consent from the
lending institution must be provided in writing.
- References:
- Letter from current employer stating position held, length of employment and current
salary. If self-employed or retired submit a letter from a CPA verifying annual
income.
- Letter from current landlord stating length of occupancy and promptness of payment.If
a homeowner a letter stating the same.
- Three (3) personal reference letters.
- Forms:
- Window Gaurd Rider
- Resident Information Sheet
- Notification of legal mailing address
- Corporation's Designation of Occupant (if applicable)
- Credit Authorization
- No Pets Waiver
- Carpet Rules
- Acknowledgement of House Rules
- Acknowledgement of Move-In/Out Procedures
- Lead Paint
- Fees:
- Check in the amount of $300 payable to Goodstein Management Inc. for processing
the application. This check must be submitted with the sublease package. (Non Refundable)
- Credit Check in the amount of $172.00 for an individual and $197.00 for a married
couple. Payable to Goodstein Management Inc. This check must be submitted with the
sublease package. *
- Move-In/Out Deposit in the amount of $500.00 must be submitted with the sublet application
payable to Royal York Owners Corp. This check is refundable after move in/out is
completed and inspection is made.
- Move-In/Out Fee in the amount of $500.00. Check must be submitted with the sublet
application payable to Royal York Owners Corp. (Non-Refundable)
- $55 Messenger Fee payable to Goodstein Management Inc.
- Broker Fee

PLEASE NOTE THAT YOU MUST CONTACT THE SUPER AT THE BUILDING TO MAKE ARRANGEMENTS
FOR A MOVE-IN/OUT DATE. PLEASE CALL AT LEAST TWO WEEKS PRIOR TO THE ANTICIPATED
DATE.
