  Requirements for the Sale of an Apartment
The following documents required for the sale of an apartment at the Royal York:




 
  1. Completed application for Waiver of Right of First Refusal.
  2. Copy of Executed Contract of Sale.
  3. Copy of Loan Commitment Letter and Loan Application.
  4. Three original Aztech Recognition Agreements.
  5. Personal Financial Statement with verification of all assets.
  6. Three (3) most recent years Income Tax Returns including all schedules and W-2 Forms.
  7. References:
    1. Letter from current employer stating position held, length of employment and current salary. If self-employed or retired submit a letter from a CPA verifying annual income.
    2. Letter from current landlord or managing agent stating length of occupancy and promptness of payment.
    3. Three (3) personal letters of reference. If apartment is being purchased by a corparation the references must be on the occupant.
    4. One financial letter of reference. If apartment is being purchased by a corparation the reference must be for the corparation.

    2. Resident Information Sheet
    3. Notification of legal mailing address
    4. Corporation's Designation of Occupant (if applicable)
    5. Credit Authorization
    6. No Pets Waiver
    7. Carpet Rules
    8. Acknowledgement of House Rules
    9. Acknowledgement of Move-In/Out Procedures
    10. Lead Paint
  9. Fees:
     
    1. Application Fee: $350.00 payable by Seller to Goodstein Management Inc. (NON-REFUNDABLE).
    2. Credit Report Fee: check in the amount of $100.00 for an individual and $125.00 for a married couple payable to Goodstein Management Inc.
    3. Messenger Service Fee: $55.00 payable to Goodstein Management Inc.
      Schedule of Fees-Due at Closing:

     
    1. Goodstein’s Transfer Fee: $850.00 without a Broker $750.00 with a Broker Payable by Seller to Goodstein Management, Inc.
    2. New York State Stock Transfer Stamps: 5 cents per share payable to Goodstein Management, Inc. by Seller
    3. Recognition Agreement Review Fee: $200.00 payable by Purchaser to Goodstein Management, Inc. if purchase involves financing.
    4. Move-in/Move-out Deposit: $500.00 check payable to Royal York Owners Corp. Inc., by Seller and Buyer, refundable if move-in/out is completed and inspection is made and no damage has been done to the building.
    5. Move-in/Move-out Fee: $500.00 payable to Royal York Owners Corp. by Seller and Buyer
     

    If transfer involves an Estate, please contact our office for additional requirements.

    If stock and/or lease have been lost, kindly notify the closing department so that the proper affidavit of loss can be prepared.

    If a power of attorney is being used, please submit the form at least one (1) week prior to closing. (Blumberg T-44 Form preferred).


      PLEASE NOTE THAT YOU MUST CONTACT THE SUPER AT THE BUILDING TO MAKE ARRANGEMENTS FOR A MOVE-IN/OUT DATE. PLEASE CALL AT LEAST TWO WEEKS PRIOR TO THE ANTICIPATED DATE.
